This project involved the demolition of the existing detached property and the erection of 3 semi/link detached traditionally built 4 bedroom family homes under slate roofs with natural stone elevations, built to an exacting specification. Through careful liaison between site acquisition, planning and dealing with our architects we were able to achieve an exclusive development in the heart of this sought after village.
Each home was designed with the modern family in mind, providing a 30 ft open plan living come kitchen area, with individually designed kitchens incorporating fully integrated appliances and stainless steel fixtures & fittings.
Glass was used extensively to the rear of the properties to take maximum advantage of the natural light and combined with solid oak floors, wool carpets and oak doors throughout every consideration was given to detail. The bathrooms were finished in contemporary style with Iroko hardwood washstands, underfloor heating and fully tiled travertine wet areas.
One of our most demanding projects to date! A grade II listed building in need of a great deal of sympathy and TLC. The task ahead to convert a dilapidated listed building into 5 one and two bedroom flats which would still retain it’s original character whilst bringing standards of living up to the demanding expectations of the 2l Century.
Our vision has been achieved through working closely with the local authorities, namely in relation to planning, building regulations and obtaining listed building consents, we even managed to reinstate the wrought iron railings at the front of the property that were removed for the war effort! The Hermitage now forms part of our property portfolio and we have five happy tenants!
Perhaps the largest single project to date, where we have built an impressive 3900 sq ft contemporary oak framed barn for private clients on a former WW II NAAFI site.
Close liaison with the architects, planners and building control whilst considering the needs of the clients from a very early stage in this new build has ensured that this project has been built on time and within budget.
Particular attention has been given to the “eco” credentials on this project whereby we have strived to achieve greater than required insulation properties within the build and provided extensive low energy lighting throughout and provided heating and hot water via a ground source heating system and underfloor heating, in an attempt to meet tomorrows increasingly high standards on C02 emissions and energy costs from residential dwellings.
Ideally located within close proximity to the shops and hustle and bustle of Summertown this project, consisted of the refurbishment and extension of a period Semi-detached house, providing additional living space in the basement as well as a loft conversion with it’s own en-suite shower room.
The kitchen was extended to provide a dining area and we even managed to squeeze in an Aga for that extra finishing touch!

Planning was obtained during the summer of 2007 for the conversion of the main house and an application has been submitted for the erection of a “coach house” style dwelling in the grounds. A joint venture partnership whereby Trinity Properties has worked closely with it's advisors in both design and planning to develop a scheme to demolish the current 1930's bungalow and erect a pair of link detached period style exclusive family homes, circa 2000 sq ft each, which will compliment the street vernacular in this quiet enclave one mile from historic Woodstock.
With concern growing over global warming, Trinity Properties Ltd has made the decision to build to a much higher standard than is required by current Building Regulations. The aim is to build the homes in a much more sustainable and carbon efficient manner.
This means that the new homes not only meet but exceed the needs and standards of modern living and also help protect the environment. Today and in the future benefits will be achieved from costs savings on utility bills resulting from the efficient way that the homes have been built. Potential homeowners will also enjoy the peace of mind that comes with supporting the “Eco” philosophy, and as building standards are improved and enforced in the future you will already have a desirable and sustainable property that meets these standards.
In November 2007 Home Information Packs were introduced for properties with 3 or more bedrooms, which amongst other matters examine the energy efficiency of your new home. As the owner of a home with such high energy standards your property would be much more attractive to potential purchasers in the future.
In order to maintain our “green credentials” throughout the build we have strived to minimise landfill by crushing the original building on the site and reusing the hardcore in the over-site and hard landscaping, together with reclaiming all copper and electrical cable etc from the house, even 9,000 roof tiles have even been reclaimed to use on another new build project, Hixet Lodge in Charlbury, Oxfordshire.
The “eco” features used in this build range from solar panel hot water provision, grey water reclamation in bathrooms to flush toilets, low flush dual control toilets, under-floor heating to ground floors, insulation levels throughout above Building Control minimum standard, timber double glazed windows with low E glazing, low energy lighting throughout, gas boilers and white goods to highest rating under EU Energy Efficiency Labelling Scheme to rain water butts and compost bins in the garden.
